Having been a property valuer for nearly 30 years its always quite exciting to be invited to a property that is a little bit different and has local social history attached to it.
This property certainly fits well into that category.
At Kristian Allan we are extremely pleased to have taken instruction in the sale of this five bedroom detached property which is located on Stubbins Lane, just a short walk from the centre of Ramsbottom. Initially built in 1895 the purpose of the property was as a teaching college for Ramsbottom Urban District Council, but in the mid 1900's it was no longer used and became vacant, before being transformed into the wonderful detached residence in 1986, that it is today.
The property occupies a superb location and is convenient for so many amenities, for those looking to travel, the motorway network is about five minutes travelling distance away, for those seeking for a more relaxing and socialising time, it is a short stroll from the centre with its huge selection of cafes, bars, eateries of every theme and lots of independent retail units, and for those a little longer in the tooth and looking for a touch of nostalgia, the East Lancashire steam trains both stop and start in the centre of Ramsbottom and bring with them lots of special activity days and markets, not forgetting the monthly farmers market in the centre.
When you first approach the property you will see the original stone wall with central archway and large arched timber doors making the whole of the front of the property very private and secure. The whole of the residential accommodation is created within the original skin of the college building.
As you enter the courtyard at the front, there is a stone flagged approach and driveway that will comfortably accommodate three to four cars, there are raised borders to each side of the courtyard. To the left hand side is a stone staircase leading to the main entrance door to the property, which in effect is at first floor level.
To the right hand side there are steps leading to the side of the property and to the enormous gardens at the rear, where you will find lawned areas, stone paved areas, patio areas and a water feature. Then there is a huge area of green belt land to the top where you have vehicular access and parking, perhaps even the possibility of stabling. There are even a couple of artefacts from the old Ramsbottom train station, notably a sun dial and some cast iron railings in one stretch of the garden.
Once you view the property you will realise how multi functional this property could be, either as one large home with five bedrooms or how easily it could be transformed to two completely separate units, and at very little cost - one having three double bedrooms and the other with two, but both having the advantage of bathrooms and kitchen facilities.
The property is heated by gas central heating and we are informed a new boiler was installed in 2017. It is a leasehold property and subject to an annual ground rent of £5.58 per annum for the remainder of 999 years. It falls within council tax band 'F' and this is payable to Bury Council.
The accommodation comprises:
Lower Ground Floor,
Entrance hallway with cloaks cupboard, access to all the rooms and a staircase off to the accommodation on the level above. There are two bedrooms both to the front of the property, the shower room was refitted in 2019 and to the rear of this level there is a utility room and a home office / study.
You enter the property from the door at this level and you are immediately into the entrance area which then leads to the large 'L' shaped reception hall, which gives you access to all the rooms. The lounge is a nice spacious room with large glazed doors and windows looking out into the garden and a cast iron wood burning stove which is the main feature of the room. There is a large bespoke fitted dining kitchen which was fitted by Ramsbottom Kitchens, which provides an abundance of kitchen units and appliances, together with a central island unit, all complimented by its black granite worktops. There is a family bathroom and a shower room opposite, both have been refitted to exceptional standards and the bathroom, which is generous in size now boasts a luxurious free standing white bath. All three bedrooms are considered double in size and two have the advantage of bespoke fitted furniture.
This is a lovely character property with many appealing features.
